An extension of the port-shuttle service on the existing rail line would provide cost effective

Water Supply

BIP falls within the service area of the State Government owned Water Corporation (Water Corp), with the Western Bullsbrook / North Ellenbrook locality being serviced from their Ellenbrook tank. An existing mains extension project providing a point of connection at the northwest corner of the site is scheduled by late-2025. Typical Water Corp provisions for estate developer construction of reticulated lot services within subdivided roadways will apply per normal industry standards.

Wastewater Disposal

The south east corner of the BIP site has been endorsed by negotiation with Water Corp as the relocated location for strategic long-term requirement for a Twin Type 500 wastewater pumping stations (WWPS) known as Bullsbrook P.S.A Stock Road, intended to ultimately service a substantial portion of catchment across the Bullsbrook and North Ellenbrook areas. More specifically to the BIP development, the Water Corporation has confirmed that an Interim Type 40 WWPS will be required in the interim at the same location, designed to collect developer constructed gravity sewer network flows within the estate. Water Corp requirements and sewer reticulation Headwork charges will apply per industry standards.

Telecommunications & Gas

The land falls within the NBN-Fixed-Wireless area for the Bullsbrook node. Strategic gas needs can be negotiated for supply from the nearby Parmelia pipeline, subject to commercial viability.
